What does moving home mean for your mortgage?

When you move, your current mortgage doesn’t automatically move with you – but it might be possible to “port” it. Porting simply means transferring your existing mortgage deal to your new property.

Sometimes this makes financial sense, especially if you’re on a great rate. Other times, switching might find the best deal available for your circumstances.

Once we know your budget, we’ll arrange an AIP so you’re ready to make an offer with confidence and move quickly when the right property comes up.

We handle the heavy lifting behind the scenes - speaking with your lender, estate agent, and solicitor to keep everyone aligned and things progressing on time.

Completion and beyond

Most moves take around 6–12 weeks, and we’ll be by your side from start to finish - making sure you’re informed, supported, and celebrating the day those keys change hands.

What you need to know​

When you’re planning a move, it helps to know what to expect upfront. We’ll always explain things clearly so you can budget and plan with confidence.

Typical costs to budget for

Here’s what most home movers should factor in:

  • Stamp Duty – depending on your purchase price and circumstances

  • Valuation or survey – to check the property’s condition and value

  • Legal fees – for your solicitor’s work

  • Removal costs – if you’re hiring a moving company

  • Mortgage advice fee – we’ll explain this before you start

Our fee: All mortgage advice is free, but our fee of £400 will become payable on submission of an application to a lender.

How long does it take?

Every mortgage journey is different, but on average things complete within 6–12 weeks once your offer has been accepted.
