What is a first-time buyer mortgage?

If you’ve never bought a home before, you’re classed as a first-time buyer. A first-time buyer mortgage is simply a mortgage designed for people purchasing their first property.

In simple terms, it’s a loan that helps you buy your first home – you put down a deposit, and a lender covers the rest of the property’s price. You’ll then make monthly repayments, usually over a period of 5-40 years.

It works just like any other mortgage, but the key difference is that first-time buyers often have access to specific products or schemes that make it easier to get on the property ladder.

Finding the right mortgage

We search from a comprehensive panel that represents the whole of the market, so you’re not limited to one bank’s offers.

We handle all the paperwork and liaise directly with your lender, solicitor, and surveyor - keeping everything moving smoothly.

Completion and beyond

We’ll be in touch right up until you get your keys (and after). Most mortgages complete in around 6–12 weeks, and we’ll make sure you always know what’s happening.

There are several routes available to help first-time buyers get on the property ladder. We’ll explain what you’re eligible for and guide you to the best option for your circumstances.

Shared ownership

Buy a share of a property and pay rent on the rest. Ideal if you have a smaller deposit.

Right to Buy

If you’re a council tenant, you may be able to buy your home at a discounted price.

Help to Buy

This scheme has now ended, but there are still other options available – we’ll talk you through what’s possible.

Typical costs to budget for

Here’s a quick rundown of what most first-time buyers will need to plan for:

  • Deposit – usually between 5–10% of the property price

  • Valuation or survey – to check the property’s condition and value

  • Legal fees – your solicitor’s costs for handling the paperwork

  • Mortgage advice fee – we’ll explain this clearly before you begin

Our fee: All mortgage advice is free, but our fee of £400 will become payable on submission of an application to a lender.

How long does it take?

Every mortgage journey is different, but on average things complete within 6–12 weeks once your offer has been accepted.
